What makes Melbourne apartment valuations different?

Melbourne has a large, highly stratified apartment market where CBD and Docklands stock behaves very differently from established suburban low-rise, so comparables must be drawn from the right sub-market.

Applying a CBD high-rise rate to an established Art Deco apartment in the inner east, or vice versa, produces a number that will not survive review. Sub-market selection is where most weak apartment valuations fail.

Where the building was completed close to the valuation date, off-the-plan resales and initial contract prices need to be treated carefully, because they often reflect marketing incentives rather than market value.

How do heritage overlays affect a Melbourne valuation?

Heritage overlays restrict demolition and alteration, which affects the site's development potential and therefore its market value at the valuation date.

Much of the inner north, inner east and Port Phillip area sits under a heritage overlay. Two otherwise identical sites can differ materially in value where one is affected and one is not.
